While the Redevelopment Plan allows up to 85 residential units, the density of this project, negotiated by the Township of Neptune, consists of 49 units, at 18.6 units per acre. The zoning density of the rest of Ocean Grove is either 24.2 units per acre or 48 Units per acre.
The garage was designed to withstand Ocean Surges up to and above the levels that were experienced in Superstorm Sandy. The area is not in a flood zone, yet has been designed as if it were. Our elevation and the height of the existing wall has kept that area flood free even during historic, recent rainfall.
The roof top decks were designed in accordance with Section IV. N. of the Ocean Grove Architectural Design Guidelines: "Rooftop Construction - Sundecks, Pools, and Hot Tubs. Introduction of any such feature must fully demonstrate that such a feature would be designed so as not to be visible to public view."
The major construction consisting of excavation and building of the underground garage should only last 4-6 months. The rest of the project, utilizing conventional construction, should last 2.5-3 years. The reason 7 years was put in as an outlier was to allow adequate time (if necessary) for the 10 custom, single family homes to obtain a Certificate of Appropriateness (COA) from the Historic Preservation Commission (HPC).
This is the first significant project to adequately provide off street parking. Existing circumstances, such as thousands of people flocking to the beaches and condominium projects in the surrounding area with densities sometimes over 100 units per acre which have zero off street parking, will not be impacted by this project.
Yes- The project has received all approvals .( See the Chronological Site History section) The Settlement Agreement executed includes architectural changes agreed upon by the Township of Neptune and OGNED. The "Use, Density, Massing &Layout" all have been settled and approved. An Amended Site Plan Approval is needed from the Neptune Township Planning Board - That application is PENDING.
